1. General information

Casa Cometa is an agriturismo located in Strada di Quercesecca, snc, 58100 Marina di Grosseto (GR), Italia, managed by MOKSHA s.s.a., VAT number 01769520535, registered office at Via IV Novembre 123, 58100 Marina di Grosseto (GR), Italia.

By confirming a reservation, the Guest accepts these Terms & Conditions in full.

2. Booking Modalities

Casa Cometa can be booked under two formulas:

a) Room Booking
Guests reserve an individual room within the house. In this setting, Casa Cometa remains a lived-in home with a cultural dimension. Artists, chefs in residence, or small activities may be present during the stay.

b) Full Property Privatisation
The entire house is reserved exclusively for the Guests.
In this case, no residencies or public activities take place unless otherwise agreed. The booking includes exclusive access to bedrooms, shared living spaces, the garden, and the kitchen.

3. Reservation & Payment

A room booking is confirmed upon receipt of 100% of the total amount. Failure to complete payment within the agreed timeframe will result in the reservation not being confirmed.

4. Check-in & Check-out

Check-in is from 15:00 to 18:00. Late check-in is possible depending on availability and must be agreed upon prior to reservation. Check-out time is at 11:00.

5. Cancellation Policy

Room Bookings
We understand that plans may change.

• Cancellations made 90 days or more prior to arrival are fully refundable.

• Cancellations made 60 days or more prior to arrival are eligible for a 50% refund of the amount paid.

• For cancellations made less than 60 days before arrival, payments are non-refundable.

• Any outstanding balance not yet paid will not be charged.

• Whenever possible, we are happy to discuss alternative dates.

Full Property Privatisation

Due to the nature of exclusive bookings and the advance planning involved, all prepayments for full-property reservations are non-refundable.

If circumstances require a change, we encourage you to contact us – we will always try to find a reasonable solution where possible.

• No-show: full amount will be charged

• Specific cancellation terms may apply to private events.

6. Use of the Property

Guests agree to:

• Respect the house, furnishings, and surrounding agricultural estate

• Not exceed the agreed number of occupants

• Maintain reasonable noise levels

• Any damage caused during the stay may be charged accordingly.
  

7. Events & Additional Services

Casa Cometa may host:

• Private lunch and dinners

• Retreats

• Weddings

• Cultural events

All events are subject to availability, written agreement, and quotation.

8. Liability

Casa Cometa is not responsible for:

• Loss or theft of personal belongings

• Force majeure events

• Service interruptions beyond its control
  

9. Pets

Pets are allowed upon prior agreement. An additional fee may apply.

10. Governing Law

These Terms are governed by Italian law.
Jurisdiction: Court of Grosseto.
